On the first full week of May 2025, the number of sales recorded held relatively steady week-over-week. But with nine deals priced over $10,000,000, the aggregate dollar total shot up during this time.

Additionally, while many New York City buyers use sites like CityRealty to guide their search, some uber-luxury buyers turn to whisper listings to find a property and make a deal away from the public eye. It must be noted that whisper listings confer certain disadvantages to sellers; fewer people learning about the property leads to fewer potential buyers by default, which can result in a lower closing price than one would prefer. However, that did not come to pass on the first full week of May 2025. Two of the top five sales of the week were not publicly listed, and they both came in at a profit for the sellers.

Manhattan Sales:

  • For the week ending May 9, 2025, $545,727,611 worth of transactions across 241 condo, condop, and cooperative deals were recorded
  • 98 condo sales came to an aggregate price of $340,961,885
  • Nine condop sales came to an aggregate price of $19,004,733
  • 134 co-op sales came to an aggregate price of $184,637,480

Residence #44B at 220 Central Park South had the week's top sale, closing for $36,500,000 in an off-market deal. Both parties conducted the transaction using LLCs, but the LLC used by the seller is the same one Entertainment Studios founder/film producer Byron Allen used when he flipped a unit one story up for $82,500,000, the year's priciest sale to date, in an off-market deal in March 2025. Most recently, he has made a 36% profit on Residence #44B, having bought it from the sponsor for $26,750,000 in July 2019 (h/t 6sqft). Crain's New York Business identified the buyer as tech executive Daniel Nutkis and revealed that he bought the three-bedroom condo in an all-cash deal.

220 Central Park South was not the only Robert A.M. Stern Architects-designed building with a whisper listing to rank among the top five sales of the week. At 18 Gramercy Park South, a Salvation Army building turned luxury condominium where Stern was the architect of the conversion, Residence #3 sold for $15,150,000, the fourth-highest price of the week, in what appears to have been another off-market deal. The full-floor apartment comes with a key to Gramercy Park, and the unidentified seller makes a profit, having bought it for $13,000,000 in September 2016.

With this closing, the one public availability in the building is a duplex penthouse owned by financier/attorney/Houston Rockets owner Leslie Alexander. He initially listed it for $49,750,000 in 2015, and it has been on and off the market through different brokerages and at gradually lower price points since then. With the current asking price of $34,995,000, he stands to take a loss on it, having bought it for $42,000,000 in August 2013.

Further downtown at The Four Seasons Private Residences, another Stern design, Residence #71A sold for $12,250,000. This is more than $1 million below the asking price when it entered contract in March 2025, but was still good enough for the fifth-highest sale of the week. The buyer, identified through an LLC, will enjoy commanding city and river views, a voluminous Great Room, an oversized chef's kitchen, and a south-facing primary suite with dual en suite baths. They will also enjoy access to the Four Seasons hotel's amenities, restaurant, and services as well as private residential amenities on the 38th floor.

Public records list the seller as Michael Hormel, widower of Hormel Foods heir/the United States' first openly gay ambassador James Hormel. James Hormel served as the U.N. Ambassador to Luxembourg under the Clinton administration, pledging to live without his then-partner to appease Republicans who objected to his appointment. Decades after his time as ambassador, and five years after he and Michael got married in a ceremony officiated by Representative Nancy Pelosi, James acquired the four-bedroom apartment through a trust, paying $11,345,000 for it in June 2019. The unit was transferred to Michael in 2022 following James' death in 2021 (h/t Crain's New York Business).

Also in Tribeca, Residence #5C at 443 Greenwich Street sold for $16,500,000 in the top Downtown sale of the week and third-highest overall. The building has garnered attention for its celebrity residents, but the buyer has yet to be identified, having bought the four-bedroom unit through an LLC.

Public records list the sellers as tech entrepreneur Slaven Zivkovic and his wife, lawyer Lejla Zivkovic. They also indicate that the couple made a profit, having bought it from the sponsor for $11,814,755 in December 2016.

Also of note last week, a total of $50,629,015 across six sales was recorded across six sales at 50 West 66th Street. These two- to five-bedroom units do not appear to have been publicly marketed, and they all fell within the top 20 sales of the week.

Prices have steadily increased at the Upper West Side's tallest building due to high demand, and the developer has yet to price the full-floor penthouses on the uppermost floors. The building is now approximately two-thirds sold, and this milestone comes one year after the topping-out ceremony on May 13, 2024.
