
As the old saying goes, March comes in like a lion and out like a lamb. But Manhattan's real estate market is anything but mild as March 2025 draws to a close. With one day remaining in the month, it is expected to break even with March 2024 in terms of the number of contracts signed. However, with 13 properties asking over $10 million, there was a week-over-week surge in aggregate dollar amount of contracts signed.

A total of $79,000,000 across two deals was signed at 111 West 57th Street, the super-skinny supertall second only to Central Park Tower as Manhattan's tallest residential building with Penthouse #72 coming out on top with an asking price of $56,000,000 that usurps at $52.9 million contract at the nearby Central Park Tower as the highest-priced of 2025. The triplex penthouse comprises a full-floor private loggia, one floor dedicated to entertaining, and upper-level bedrooms for privacy. Unobstructed views of Central Park may be seen throughout, and all levels are connected by both a staircase and a private internal elevator.

These deals bring 111 West 57th Street to over 75% sold. Full-floor Tower Residences account for the majority of public availabilities, but a five-bedroom Landmark Residence in the restored Steinway Hall component of the new development is listed for $14,500,000.

A short distance away, Residence #1007/1009 at The Plaza tied with Residence #44 for the third-highest asking price of the week. The New York Post describes the five-bedroom, Central Park-facing apartment as being "decked out like a mini-Versailles" for its gold trim and Venetian plaster, and notes that it was once asking as much as $50 million.
The tabloid also identified the seller as Valery Kogan, co-owner of Moscow's Domodedovo Airport, and noted that it was part of a massive sell-off of Mr. Kogan's real estate holdings following Russia's invasion of Ukraine. Indeed, the contract was signed shortly after the sale of Mr. Kogan's former apartment at the nearby 15 Central Park West ranked among Manhattan's top sales.

Beyond Billionaires' Row, it was a good week for Tribeca - the neighborhood was home to four of the week's top ten contracts. This included the top Downtown contract and second-highest overall: Penthouse N at 108 Leonard Street, which was asking $24,450,000. Spread over three stories, this 6,252-square-foot "Townhouse in the Sky" boasts soaring ceilings, a Great Room with marble fireplace, a windowed eat-in kitchen with separate bar area, super-luxe primary suite occupying the entire top floor, and a total of 2,173 square feet of outdoor space across three private terraces.

To the west at 101 Warren Street, Residence #3210/3240 entered contract with an asking price of $13,995,000. The duplex was already distinguished by its open views, gourmet kitchen, private terraces, and internal elevator and dramatic staircase that connect both levels. And as a 6sqft piece quips, the unidentified buyer is guaranteed never to be four feet from at least one TV in the wake of a renovation.

In 2014, around the time Mr. Garber agreed to pay restitution and fines for overcharging cab drivers for leasing vehicles from his firm, he listed the condo for $27 million. It has been on and off both the sales and rental markets ever since, seeking as much as $30 million for sale and $100,000/month for rent, but gradually coming down in price. However, if it sells for this price, Mr. Garber still stands to make a profit, having bought the duplex for $8 million in 2010.
