As May 2025 gave way to June, townhouses accounted for five of the ten most expensive New York City real estate contracts of the week from May 26 - June 1, 2025. The highest-priced by a comfortable margin was 9 West 54th Street, which was asking $49,500,000. Also known as the James and Josephine Goodwin House for its original owner, a cousin and business associate of J.P. Morgan, the house dates back to 1896, when it was constructed by McKim, Meade & White. Since then, it has been used as a photography center for the nearby Museum of Modern Art and the headquarters of the U.S. Trust Company.

The contract was signed shortly after the sale of 973 Fifth Avenue, a single-family mansion designed by Stanford White, was recorded for $46,000,000. If this house closes for the ask, it will rank among the highest-priced sales of 2025 to date. The buyer was identified only as a domestic buyer who plans to use it for personal and business use.

Further uptown, 21 West 70th Street entered contract with an $11,900,000 asking price. While good enough for the sixth-highest contract of the week, this represents a 32% reduction from the price acclaimed violinist Itzhak Perlman and his wife, Perlman Music Program founder Toby Perlman, initially sought when they listed it in March 2022.

The house features a sprawling parlor level, a massive chef's kitchen, a private roof deck and garden, and a private indoor pool. Conveniently for Mr. Perlman, it is located in close proximity to Lincoln Center and Carnegie Hall. However, when the New York Post announced the listing, it noted that the couple were now empty nesters and looking to downsize.
The week's top co-op contract was also the fourth-highest overall and one of two in the top ten: Penthouse #13A at the Rosario Candela-designed 720 Park Avenue entered contract with an asking price of $15,000,000. It was listed for $18,000,000 in October 2023, and the price was reduced to the current ask in April 2024.

By virtue of its position in the building where Candela's signature setbacks create outdoor space for the apartments, this massive home opens to a 700-square-foot private terrace overlooking city views. Neither buyer nor seller has been identified, but its original owner was Jesse Isidor Strauss, founder of Macy's.

Also of note, new development condominiums in Greenwich Village put up good contract numbers. A total of $6,910,000 across two deals was signed at the Morris Adjmi-designed 181 MacDougal Street at a time when occupancy is estimated to begin soon. One unit has a private balcony, and both interiors feature carefully curated finishes, Gaggenau appliances in the kitchens, and luxurious primary suites. These contracts bring the building to over 55% sold, and remaining availabilities start at $3,225,000.

A short distance away, full-floor Residence 3 at The Katharine entered contract with a $9,850,000 ask, just shy of the week's top ten prices. Like all apartments in the eight-unit boutique condominium, it features interiors by acclaimed designer Nate Berkus, an eat-in chef's kitchen with high-end appliances, and a primary suite with walk-in closet and marble-sheathed bathroom. This deal brings the project to 50% sold; the one public availability as of this writing is a full-floor unit one floor above asking $10,250,000.
Further west, a total of $14,600,000 across two deals was signed at The Cortland. The contracts for Residence #8DW and Residence #9DW were signed within one day of each other. It cannot be confirmed whether these were two separate buyers or one buyer looking to turn the three-bedroom units on top of each other into a duplex. The latter would not be unheard of; New York Yankee captain Aaron Judge reportedly did something similar to create his penthouse in the building.
